Job Description:
I. Position Summary:
Demonstrate a strong commitment to the philosophy and goals of the mission of Hebrew SeniorLife and recognize resident/patient dignity and choice in aspects of daily life. Work with team to meet all needs of the resident. Provide project management for vacant units in IL/AL and general common space throughout the facility. Perform various routine maintenance assignments and assist other engineering personnel in the repair and maintenance of physical structures, equipment and fixtures of the facility and grounds. Collaborate with engineering personnel to solicit expertise of required crafts necessary to complete assigned projects. Serve as consultant to facility personnel in recommending specific courses of action to attain desired goals. Solicit assistance of other Engineering personnel for the efficient completion of projects. Maintain proper ordering and completion of orders. Contact vendors for prices/delivery dates, follow up on late deliveries and processes shipping papers to return stock to vendors for credit or repairs. Partner with facility supervisor to verify receipt of supplies and materials and to ensure invoices are properly tracked.
II. Position Summary:
- Meet with residents and staff to review requested changes and make recommendations.
- Attend ‘move-in/move-out’ meetings with IL/AL staff to review future unit vacancies.
- Assess vacant units to determine the type of renovation required.
- Obtain quotes from contractors, and select contractor based on bid review.
- Monitor work of contactors to ensure timeline is being met.
- Create purchase orders for work requested.
- Assess units to assist for future capital expenditures.
- Purchase and replace appliances as needed for existing units and during apartment renovation
- Assist in the unit turnover process, punch list items, and attend unit renovation meetings as needed
- Provide proper spare parts inventory to support appliance repair, electrical, plumbing and carpentry needs and maintains par levels and cleanliness of stock room areas
- Work from written requisitions or verbal instructions
- Prioritize urgency of work requests and complies with work order procedures
- Safely operate NBOC maintenance vehicles
- Operate a variety of power and hand tools
- Assist Engineering personnel as needed
- Provide general maintenance service to facility personnel, i.e., assemble furniture and accessories
- Maintain work area and equipment in a safe, clean and orderly condition, and follow standard and prescribed safety regulations
- Respond to all facility emergency codes that apply to Engineering
- Assist with all other duties as assigned by Chief Engineer and Director of Facilities
- Maintain professional appearance at all times
- Reports any equipment found to be unsafe or broken to supervisor.
- Put Customer Service first: Ensure that residents and families receive the highest quality of service in a safe, caring and compassionate atmosphere which recognizes the individuals’ needs and rights
- Participate in scheduled department meetings
- Maintain the confidentiality and security of all facility and patient related information (HIPPA)
- The above covers the most significant responsibilities of the position. It does not, however, exclude all other duties assigned by the facility manager
- Subject to being called in for emergencies per our on call schedule
III Qualifications:
- High School Diploma or equivalent required
- Valid Massachusetts driver’s license
- Must have experience in electrical, plumbing, painting, and carpentry
- Five years of experience in trade related work required
- Must be able to read, write and fluent with English Language required
- Experience with email required. Work order system experience preferred.
- Must have experience purchasing through vendors.
- Must be professional, proactive, collaborative, conscientious and results-oriented individual. Must have an optimistic and positive demeanor, excellent oral and written communication skills, good intuition and able to adapt to changing priorities and display good, sound judgment with a sense of humor.
- Superb organizational skills. Must have solid analytical skills. Must be creative and proactive yet disciplined, discriminating and able to streamline work volume in order to maintain bottom line efforts in midst of multi-tasking and daily re-prioritizing. Must have ability to innovate, think strategically and conceptually, manage multiple projects simultaneously and handle even difficult situations.
